Ground Floor
Entrance Foyer
As you step in through the impressive glass panelled front door of our fabulous villa you are greeted with a beautifully tiled entrance foyer leading through double doors to a study/den to the left and an impressive dining room to your right. In front of you find the formal living room. There is a really open feeling of space as you enter.
Study / Den
This room is ideal for the kids/teens as it offers an area away from the main part of the villa where the kids/teens can watch the brand new 42 inch flat screen TV from the the comfortable sofa. This also acts as a queen size sofa bed if required. There is also a brand new Xbox 360 and games - all free for our guests.
Formal Dining Room
This beautifully decorated room with dressed window, offers a large glass dining table with 6 chairs and is ideal for large parties and formal dining. There is a direct access through to the kitchen. This area is tiles and the window is dressed with chiffon drapes.
Formal Living Room
The living room has two modern leather sofas with 1 coffee table and 2 side tables with soft lighting. This room is perfect as a place to rest, relax and look out onto the swimming pool. This area is tiled and has direct access to the pool area through sliding patio doors.
Kitchen
The fully fittedhigh spec kitchen has white cabinets and a comprehensive range of appliances, including a huge American fridge/freezer with ice and water dispenser, waste disposal unit, electric cooker/hob, large microwave, dishwasher, coffee maker, kettle, toaster. Also includes a large range of tableware, glasses and cutlery. Cooler box is also supplied in the main cupboard. This area is tiled.
Laundry Room
The laundry room is fitted with washer, dryer, iron, ironing board and separate sink. No need to bring loads of clothes with you when you can wash them - save the space in your luggage for all those cheap designer clothes you can buy at the outlet malls.
Family Room
The open plan family room has sliding patio doors that lead directly onto the pool deck. There are 2 large comfortable sofas, reclining armchair, 50" LCD TV, DVD and cinema surround sound. We have also provided a selection of family friendly DVD's, board games and numerous books for your enjoyment. This is the room for socialising and is overlooked by the kitchen activity and not far to get a cold beer or glass of vino. This area is fully tiled.
Master Bedroom 1
The privately located large master bedroom with it's wonderful views over the pool deck through new double glazed sliding patio doors has been furnished with and a king sized bed, a large walk-in wardrobe, large wall mounted flat screen cable TV and alarm clock radio.
The connecting spacious en-suite his and hers bathroom has a large spa bath, walk-in double shower, double vanity unit with hairdryer and a separate WC. We have also provided a hairdryer.
Master Bedroom 2
The second master bedroom situated at the rear of the villa has a queen sized bed, cable TV, and built-in wardrobe
The ensuite bathroom with shower, single vanity and WC also serves as the pool bathroom with direct access onto the pool deck. We have also provided a hairdryer.
Bedroom 3
This bedroom has comfortable twin beds, bedside table, cable TV, and built-in wardrobe.
Bedroom 4
This bedroom has comfortable twin beds, bedside table, cable TV, and built-in wardrobe.
Family Bathroom
The family bathroom which is located between twin bedrooms 3 & 4 has a bath with shower over, single vanity and WC. We have also provided a hairdryer
There is also a large cupboard that houses all f the towels for your covenience
Screened Pool & Deck
The custom shaped private pool has an oversized deck with alarms on all access doors for children's safety. There is a lovely tiled Dolphin shape on the pool bottom. There are steps into the walk in shallow end which leads to the 6ft deep end. The deck area offers unlimited sun and also some shade for those that need to cool off. There is also a ceiling fan over the outside dining table.
The pool and hot tub base has been totally refurbished a the end of 2011 with a baby blue colour making the water colour beautiifuly inviting. It has also been upgraded with modern 1inch mosaic tiles that change colours as sunlight changes.
The covered lanai area offers a shady retreat from the hot Florida sun and is the perfect setting for an alfresco breakfast, lunch or dinner. You can also take the sun beds outside the lanai area as the garden is laid to grass and its private as screened of with mature shrubs, and the rest of the garden has been lanscaped with tropical plants and palms.
At night, the area can be floodlit for BBQ's (CAN BE RENTED $45 PER WEEK) and keeping an eye on evening swimmers and is great for a totally private romantic meal overlooking the underwater lit pool - bliss !! Two patio tables with 12 chairs as well as 6 sun loungers are all provided for your enjoyment & comfort.
Games Room
The large double garage has been converted into a Games Room with full size pool table, full size table tennis, and air hockey with electronic scoring. There are ceiling fans and comfortable seating area for viewers to chill out on.
First Floor
Bedroom 5
Private stairs lead to this very large bedroom which has a king sized bed and cable TV, serious music stereo system and built-in wardrobe.

Free WiFi
Our villa is equipped with complimentary high speed Wireless Internet Access which works throughout the villa and pool deck. There is a secure password which will be supplied to guests.
Christmas decorations
We provide free fully decorated Xmas tree with lights to add to the holiday atmosphere for those lucky to be there at xmas time.
Free Telephone Calls
Guests may use the telephone to make free local calls as well as unlimited long distance calls to anywhere in Canada and the USA and UK
Towels & Linens
All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.
Gardens
The front garden is mostly grass lawn with three large washington palm trees, a separate ornamental palm and there are neat boarders to complete a really pretty front view.
The rear side and back garden is mainly grass lawn with a range of palms and tropical plants then there is a full hedge to the rear before backing on to a dry lake. There are no rear neighbours and the gardens are kept really neat and tidy.
Highlands Reserve Golf Course
The challenging, picturesque undulating golf course and club house is 2 mins away which is next to a fantastic practice area, putting, chipping and driving range. THERE ARE ALSO MANY LOCAL COURSES THAT ARE GREAT RATES AND ALSO CHALLENGING

There is an excellent court 2 mins away on the resort
Communal Swimming Pool
Next to the tennis count there is a large resort communal pool, ideal for a good work out for swimming lengths or just a pool to play family games in.
