Our four bed-roomed villa is built on a larger than average plot with no villas to the rear providing maximum privacy and wonderful views of the wooded conservation area. It has 2 master bedrooms (each with its own access to the pool) and its 2,448 square feet of fully air-conditioned living area makes it larger than many five bed-roomed villas. Instead of adding additional bedrooms we have used the extra room to provide a more comfortable living space including an air-conditioned games room.

The upgraded furniture includes three leather sofas in the family room, a formal dining area for that special meal, super soft pillow-top mattresses and 420 thread count luxury linens. All rooms have cable TV and DVD players and ceiling fans have been provided for added comfort.

The triple garage has been converted into another games room with table tennis, pool table, air hockey, table football, darts and a sitting area for those who just want to watch the fun.

Master Bedroom with sitting area

The master bedroom has a queen-sized bed, walk-in wardrobe, bedside cabinets with table lamps, armoire with 27" cable TV and DVD player, bedside telephone and ceiling fan. The sitting area has a sofa bed, comfortable armchair and separate access to the pool area. The en-suite bathroom features a garden bathtub, oversized walk in shower, his and hers vanity units with individual sinks and hairdryer, and a separate toilet.

The luxurious effect is topped off with a pillow-top mattress and sumptuous 420 thread count cotton sheets.

Second Master Bedroom

The second master bedroom has a queen-sized bed, built in wardrobe, bedside cabinets with table lamps, and a large dresser with mirror, ceiling fan and 20" flat panel cable TV with built-in DVD player. The en-suite has a bath with shower over, toilet, a vanity unit with built-in sink, and a hairdryer.

The en-suite has its own access to the pool area the whole master suite can be made completely private from the rest of the house by a lockable connecting door.

Twin Bedrooms 3 & 4

The remaining two bedrooms each have two twin beds with pillow-top mattresses, bedside cabinets with table lamps, walk-in wardrobes, dressing table with mirror, ceiling fans and 20" flat panel cable TV with built in DVD player. They share the third bathroom, which has a bath with shower over, toilet, and vanity unit with built-in sink, hairdryer.

Family room

The family room has a 46" TV complete with digital cable with program record, a DVD/VCR player and three leather sofas for you to sink into after a hard day at the theme parks. If 200 channels aren't enough there is a selection of DVDs, videos PS2 games and novels for you to choose from. A portable radio/CD player is also provided to provide poolside entertainment.

Kitchen

The kitchen has everything you will need for your holiday including a fridge/freezer, cooker, microwave and dishwasher, kettle, coffee maker, toaster, cutlery and crockery.

The laundry room is equipped with an American style washing machine and separate tumble dryer, plus an iron and ironing board.

Dining at home

Start your day with an alfresco breakfast on the large poolside deck or in air-conditioned comfort at the breakfast bar and nook. The nook seats six in comfort with a further two bar stools at the breakfast bar. For that special meal there is also a formal dining area which seats six.

Games rooms - take your pick ... we have two

The first games room is inside the villa so you can play in air-conditioned comfort and has been equipped with an 8 ft pool table and PS2 console gaming chairs.

The triple garage has been converted into the second games room and has been equipped with an 8' pool table, full size table tennis table, air hockey, table football, dartboard and card table. There are also two comfy sofas if you just want to watch.

South West facing pool and no rear neighbours

Sunshine - the reason you come to Florida. Our 28' x 14'south west facing pool and deck area gets the sun all day, all year long, has a conservation view complete, glorious sunsets & no rear neighbours. There are four sun loungers, a table with four chairs and a removable toddler safety fence for peace of mind.

If the heat gets too much you can withdraw into the large covered porch (22' x 8') complete with ceiling fan to help you cool down. It's also an ideal place to end the day with an evening meal overlooking the underlit pool.

Complimentary 7Mbs Internet connection with wireless access

In case you need to keep in touch, check your email or just surf the web, we've provided a computer workstation with a desktop computer, 19" flat panel monitor, printer and 7Mbs Internet access so you can leave your laptop at home. For those of you who still need to bring your laptop there's a 54g wireless router, which will give you access to the Internet throughout the villa and even at the poolside.

For the smaller members of your party there's a selection of games and jigsaws as well as DVDs and videos.

For the dads there's a gas fired BBQ on which to demonstrate their cooking skills without triggering the fire alarms.

There's free use of a cot, highchair and stroller and a floor safe to store your valuables.
Free local calls for that last minute takeaway.

We have also provided two sets of Wilson golf clubs for you to use on the golf course and tennis racquets, which you can use at the community tennis courts.
