Our Villa

This privately owned executive 4 bedroom, 2 bathroom villa is exceptionally clean and bright and well received by our guests.

The large comfortable family room has a brand new 42" LCD Flat Screen TV and new cabinet, with DVD player and surround sound. The main living area including the kitchen, living/dining room, family room, laundry room and both bathrooms have been recently tiled and updated with new home accessories, bringing it out of the 80's.  The large oversized sliding doors in the family room access the pool deck and eating area.  There are also a set of sliding doors from the master bedroom to the pool deck.

The spacious kitchen is equipped with all the amenities you will need to make use of the kitchen to make healthy, nutritious meals for your family and will save you $100's of dollars on eating out. Everything you need to prepare meals is provided for your use during your stay.

With a quiet family room area at the back of the villa for the adults or the living room area set up for the kids games area with a PS2, games, DVD's, puzzles and books, you can spread out and each enjoy activites you like without being in each other's way! 

Pool Deck

You came to Florida for sun and sun is what you'll get all day long on our SOUTH FACING POOL & DECK - Barbeque is available for rent through Property Management Company.  It costs only $35.00 per week and comes freshly cleaned with a full propane tank.  Delivery and pick up included.

The villa's private enclosed pool area lets you enjoy privacy, peace and quiet all day long while allowing sun in and bugs and unwanted guests out.  The pool faces onto a Natural Conservation area and is very private with trees lining the back yard and large hedges to the neighbors.  The sliding doors are alarmed for your children's safety and peace of mind for you.

You will enjoy lounging on the deck in one of 4 loungers or seated by the table reading a good book and a drink to keep you cool in the hot Florida sun.  The pool deck can be accessed by the Family Room sliding doors, the Master Bedroom sliding doors or an outside door on the screened pool cover.

Enjoy the covered seating area under the Lanai equipped with a fan to enjoy breakfast, lunch or supper from early morning to late evening.  The pool lights at night add a lovely ambience to a late evening swim after a long day at the parks or the many other tourist attractions you may be returning home from.

Bedrooms and Bathrooms

The spacious master bedroom has a luxurious king-sized bed and a large 4 piece en-suite bathroom complete with a soaker tub to relax in. The master bedroom is located at the back of the villa with glass doors to the pool deck. It has a large walk-in closet, small sitting area, TV/Cable and ceiling fan. The quiet, private location will ensure you have a very relaxing sleep without interruption

The ceiling fans in each room add extra air flow and compliment the air conditioner, keeping each room a very comfortable temperature all day and evening long. This is a must for those hot summer days!

The 2nd bedroom has a queen-sized bed, dresser, TV/Cable and access to the 2nd bathroom just outside its door.

Bedrooms 3 and 4 both have 2 single beds, dresser and TV/Cable/PS player and games. They are spacious rooms that allow guests to have a personal space of their own at the end of the day to relax, play some games, watch TV or read a book. They have access the 2nd bathroom.

MICKEY AWAITS YOUR ARRIVAL!  All the Disney World Theme Parks and Downtown Disney are just a short 15-20 minute drive from the villa.  Plan your days ahead of time to make the most of your time there 

ADVENTURE awaits you at many of the other attractions in the Florida area.  Approximately 30 minutes from the villa is Universal Studios,  Universal Studios City Walk, Sea World, Dolphin Encounters and many other popular attractions close by

You are a one hour drive to each coast line to visit tourist attractions like Clearwater Beach, St.Pete's, Busch Gardens, Kennedy Space Center, Daytona Beach, Daytona Nascar Raceway

There are 11 major shopping malls within easy driving distance, a Publix SuperMarket for your grocery needs only 5 min away.  Walmart and Outlet Shopping offering discounts of up to 80% off.

Enjoy a day of golf with Dad at Highlands Reserve.  This 18-hole Golf Course is a world renown golf course that winds through citrus groves and is surrounded by pine trees. There is a pro shop, club and cart rental, snack bar and lessons available for all ages and abilities

There are literally 100's of activities to do in the area

OUR VILLA EXTRAS

Our villa is equipped with Wireless Internet connection and cable TV in all rooms.

Guests may use the telephone to make free local calls as well as unlimited long distance calls to anywhere in Canada and the US.

The bungalow layout and the tiled floowing allows for easy access for wheelchair capability. 

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring beach towels. An inventory is taken of all linens before each guest arrives to the villa.

The living room and dining room area are designated as the entertainment area of the home for the children to enjoy playstation, board and card games or watch a movie.  The pull out sofa is located in the living room area with sleeping for 2 more people

HELPFUL HINTS AND TIPS

Bring comfortable, broken in (not new) walking shoes for those long days at the park.

Due to high humidity during the summer, short afternoon showers are common, bring rain jackets or poncho's and umbrella's so you don't get caught and have to purchase expensive ones at the theme parks.

Plan on grocery shopping to allow you to cook at the villa and enjoy a large, hearty breakfast.  Then make sandwiches and take fruit and munchie snacks with you on your days journey instead of purchasing costly food at the Theme Parks.

Freeze bottles of water to put in your backpack to keep your food.  As the frozen water melts, you've got drinks for the entire family.  Refill your water bottles throughout the day and the existing ice will keep the water cool all day and you'll always have a drink with you.  You will want to keep hydrated all day especially in the summer months with the high heat and humidity. 

Plan your days the night before to get the most out of your day. Know what time you want to leave,keeping in mind the time of day and traffic, what time the attraction opens and closes, if you are able to leave and come back to the attraction throughout the day and if you can bring your own food in (you can to Disney Theme Parks).

If you can plan a minimum 9 day holiday so you take a day off between attractions.  7 days is just too short to try to fit everything in as there are so many attractions to see and do.  Everyone will be happier and more rested with the few extra days.   REMEMBER, THIS IS YOUR HOLIDAY, A TIME TO RELAX AND REJUVINATE!

Our villa allows you to arrive and depart any day of the week (not limiting you to a Saturday to Saturday arrival schedule)  This will allow you to arrive, for example, on a Thursday and stay for 11 days, if you depart on the following Sunday. You have now managed to get in two weekends plus an extra day and  you've only missed 6 days of work.  This gives you a longer holiday  with more time to relax and enjoy yourself. 

Damage Deposit

There are two options for your damage deposit;

You may purchase an all inclusive insurance package for $65.00 upon check in - this is non refundable but will cover you and your guests for any and all damage that may occur during your stay.  This option is mandatory for guests staying longer than 3 weeks.

Your credit card will be charged a $350 damage deposit upon check in and assuming everything is left in good order, a full refund will be given within 2 weeks after your departure by IPG Property Management Compoany.
